Providing proofs

Important

You should submit copies or scans of the original documents. Photos are acceptable, but must be submitted as a PDF, TIF or a JPEG. We don't accept mobile phone banking screenshots.

Please don’t submit proofs we haven’t asked for, as this may delay the progress of your case.

When applying for a mortgage with us, we may ask to see some proofs to help us confirm your clients' information such as:

Your clients' name and address
How much they earn
Proof of their deposit

You can provide these proofs on TMW Online once you’ve submitted your client’s application and they've been requested. To speed up your application, make sure to get these proofs ready beforehand so you can attach the requirements straightaway.

Here are some details about the documents we'll need and what we're looking for. We may ask for other documents depending on your client's circumstances.

Identification

We must approve identification for ALL mortgage applicants. You may be asked to provide evidence to confirm your clients name and address. Where this is requested, you must see the original document before providing us with a copy.

UK and Republic of Ireland Nationals (ROI)

If requested, please supply one document from the UK Photo ID list below:

Copy of a valid full UK Passport
Copy of a valid full/provisional UK Photocard Driving Licence
Alternatively, please supply one document from the proof of name list and one different document from the proof of current address list.

For your client to proceed with their application we may require the following:

If the full credit card number is visible on the statement, please hide this to ensure only the last 4 digits of the credit card number are shown.
Acceptable proofs of current address	UK based bank or building society postal statement* Copy of a Driving licence paper/photocard (valid full/provisional UK or Northern Ireland) HM Revenue and Customs notice of Tax coding, Tax Notice, Coding Assessment, Tax Statement, Tax Credit Document (less than 12 months old) Gas, electricity or telephone bill, not mobile (less than three months old, internet statements aren't acceptable) Mortgage statement* (Nationwide, Cheshire, Derbyshire and Dunfermline building societies aren't acceptable) Internet statements aren't acceptable Benefit Letter (including Housing Benefits) (less than 12 months old) Credit Card statement (less than three months old) - We won't accept store cards, online printouts, PDF copies, branch prints, mini statements and Nationwide statements.** Council tax bill (less than 12 months old) Credit Union statement/passbook (less than three months old) Utility Bill (less than 3 months old) Water bill (less than 12 months old) Building Society Passbook University/College letter. Statements must be from a different source, i.e. a bank or mortgage statement taken for proof of address can't be from the same provider as a bank or credit card statement used for proof of name. *Please do not issue statements with the clients full credit card number present. If the full credit card number is visible on the statement, please hide this to ensure only the last 4 digits of the credit card number are shown.
Acceptable proof of name for non-UK/ROI Foreign Nationals	Valid passport.
Acceptable proofs of UK Residency for non-UK/ROI Foreign Nationals - with indefinite leave to remain in the UK	Copy of a valid non-UK/ROI passport If the visa endorsement is in an expired Non-UK/ROI passport this is acceptable with the exception of Right to Abode* We'll need a copy of a valid Non-UK/ROI Passport to cross reference the applicant details Acceptable proofs of "indefinite leave to remain in the UK" Passport containing stamp for indefinite leave to remain in the UK or Biometric Residence Permit (BRP) with the following wording: Indefinite Leave to Enter No restrictions on the holders stay in the UK No Time Limit Additional acceptable proof of current address as detailed above EUSS – Fully settled Status Biometric Card with wording “issued under/ (or in accordance with) the EU exit separation agreements* EUSS – Pre settled Status Biometric Card with wording “issued under/ (or in accordance with) the EU exit separation agreements*** UK driving licences can only be used as proof of address for UK/ROI nationals. If an applicant is keyed as a non-UK national we can't accept a driving licence as proof of address and an alternative proof will need to be requested.
Acceptable proofs of UK Residency for non-UK/ROI Foreign Nationals - without indefinite leave to remain in the UK Exceptions can be made for non-EEA nationals without indefinite leave to remain in the UK or permanent residency status, if the following criteria are met in addition to our standard lending policy requirements.	Copy of a valid non-European Economic Area (Non-EEA) passport Copy of a Family of a Settled Person Visa Copy of visa or work permit (Tier 1 or Tier 2 visa will be accepted) Additional acceptable proof of current address as detailed above Residence card (including those supplied via the Points Based Immigration System) *Where an applicant has either pre settled or settled status and has not been issued a biometric residency card the ‘check someone’s immigration status’ document is acceptable. This can be obtained by the applicant from the Home Office website using a unique share code issued to them. Where an applicant is from an EU or EEA country, or from Switzerland, they won't get a card showing settled status. The status is only online and is evidenced using the ‘Check someone’s immigration status**’ document. The proof should be the page which shows the ‘details of the check’ which contains the following information: Organisation or Company name Purpose of the check Date of the check Reference number If you and the applicant are unable to provide this, please provide the share code. Indefinite leave to remain and settled status are treated as having 'indefinite leave to remain'. Standard lending criteria will apply.

We'll seek to validate your client's income using credit bureau information, if we can successfully do this, we won't request to see any proofs.

Bank statements This will reveal additional content

Please see below for the bank statements we'll ask you to provide.

Bank statements can be requested for the following reasons:

1-3 month’s bank statements from main account are required to show salary fed payments and outgoings account history.
3 months’ bank statements are required to show rental income from a Buy to Let and the mortgage payment going out. They are also required to evidence maintenance.

Statements can also be requested to provide evidence of deposit:

UK savings account and savings held in an EEA bank account: 1 months bank statement to be provided
Savings held in a non-EEA bank account: 3 months' bank statements to be provided
Gifts will be classed as monies deposited into the customer’s account within the last 12 months. Funds which have been in the client’s account for more than 12 months will be treated as savings.

A mortgage statement could be requested for the following reasons:

Where you're looking to take advantage of our like for like product incentive. This is so we can verify the existing balance of the security property to ensure no additional lending is being taken.
To help verify your client is not classified as a portfolio landlord.
To be used for address verification (as long as your clients postal address is their current residential).

Mortgage statements must show:

Documents in other languages This will reveal additional content

We'll only accept documents in languages other than English if they've been translated into English by an independent translator and if:

you have captured the firm or name of the translator, their address and the contact number of the translator.
The translator is not a family member of the customer.

You must retain a copy of the original and the translated document on file.
